Dubai Studio City by TECOM Investments won the Sustainable GCC Project of the Year at the MEP Awards, held last night at the Westin in Dubai.

The judges remarked that all the submissions showed a great understanding of the assessment methods used for ‘green building’ accreditation systems like LEED, “the winner was a highly rated building in every sense of the word.”

In January 2010, the commercial offices building at Dubai Studio City achieved LEED Gold for New Construction, thus becoming the fourth LEED-certified building for TECOM Investments, and the eleventh certified building in the UAE.

The AED232 million development has a built-up area of 481,860 square feet. Adopting the LEED requirements contributed towards reducing the water consumption by 56.3% as compared to conventional buildings in the UAE.

To optimise the building’s performance, computer-based energy modelling was carried out. The construction is 29.2% more efficient compared to ASHRAE 90.1-2004, and is also providing 33% open space.

With a green premium (Additional Capex for LEED/ Project Cost) of 0.07% only, the project has been estimated to save AED1.17 million a year.

The LEED certification was closely managed by TECOM’s Sustainable Energy and Environment Division (SEED), which is leading the energy- and water-conservation programme at the developer, which has saved more than AED22 million in three years.
