Top developers are mapping out their designs in preparation for the Plan 2030 deadline.

With preparations for Plan Abu Dhabi 2030 mapped out, top developers are racing against the clock to complete major projects in the UAE capital. Under the plan, which was launched in 2007 by the Abu Dhabi Urban Planning Council, the population of the city is set to reach 3 million.

A taster of the master plans include Khalifa City, which is the biggest single project to be built in the capital and is set to comprise all federal ministries, local government offices and embassies. The development, which was put forward by the Abu Dhabi Municipality, has a budget of US $40 billion (AED146.8 billion) and will spread over 49 million m².

Other mega projects include the $22 billion zero-carbon development named Masdar City and offshore developments such as Saadiyat Island, which will include more than 38,000 apartments and 19km of beachfront; and Reem Island, a $7.8 billion mixed use project.

Not forgetting the all important element of infrastructure, Abu Dhabi is set to consist of a metro system, regional rail, a tram network and a ferry link to Dubai in-line with the 2030 plans. Major road projects such as the Salam Street and Mina Road development are also part of the scheme.

Once completed, the road’s capacity will be increased to more than 6000 cars per hour in each direction. The Urban Planning Council endeavours to work with developers, as well as local council and public and private sectors to make sure the plan is executed on time and in the best possible way.

So far, Plan 2030 has…well, gone to plan, but with summer drawing ever closer will the financial crisis spoil the dreams to revolutionise the emirate?

Bawabat Al Sharq Development
September, 2009 is the date when the tallest building in the world is due to be completed and the Red Line of the Dubai Metro will be fully operational. But, another noteworthy event will be the ground-breaking second phase of the Bawabat Al Sharq development in Abu Dhabi.

The mixed use development will include residential and entertainment facilities, as well as a shopping mall, a health club and a medical centre. Last month it was revealed that Baniyas Investment and Development Company signed a MoU with Australia’s Diploma for the construction of phase two of the development.

Diploma will construct 170 to 200 residential villas and 13 apartment buildings varying from six to seven storeys high. The construction contract covering the deal is set to be awarded before the end of the year.

Phase three, a proposed further stage of the project, may commence during the construction of phase two which is expected to run for two years.

Sheikh Mohammed bin Zayed City Development
Along with the eagerly awaited Masdar City, Khalifa City and the proposed Ghantoot Green City, construction is set to commence on a new mixed use community set to house around 85,000 people.

With a budget of $6.5 billion, Mohammed bin Zayed City will include 374 residential and commercial towers and will cover an area of 5 million m².

KEO International Consultancy has been awarded a contract that covers master planning, traffic studies, landscape design and programme management. Daniel Weinbach and Partners is the architect. The construction contract is currently out to tender and the development is set to be completed in the fourth quarter of 2012.

Qasr Al Sarab Desert Resort and Spa
There is a raft of projects due to be completed at the turning of the next decade but what does this year have to hold? One of Abu Dhabi’s mega projects that is set for completion in the coming months is Qasr Al Sarab Desert Resort and Spa.

This development, which will spread over 53,000m² is a luxury five star Arabian retreat located in the Liwa Desert. It features a five star hotel, a health spa and a conference centre. Alec was awarded the main construction contract for this project.
