Owners allege very little work has been done on the pools since handover last year

Residents in the Discovery Gardens development in Dubai are fuming over a lack of pool provision.

Owners of apartments at the Nakheel development say they were promised pools in July, a year after handover, but have yet to see the Dubai developer deliver them.

“I’ve been living there for a year, I moved in August last year. The pools were in exactly the same state as they are now,” said Michael Aldendorff, who co-ordinates an unofficial owners’ association. “I started having meetings with Nakheel in June, and then they said they were looking at getting a couple of the pools open by July. They blamed DEWA for not installing meters, so they weren’t accepting any responsibility. Then they said the meters are now installed – that was some time in July – and then after that it was a case of now we don’t know what the excuse is.”

The pools are eventually filled BUT when will we beable to use the pools. People can enter at their own risk.

In a statement issued to Construction Week, Nakheel said they were “working as a matter of priority to progress the handover of the swimming pools. We can confirm that we are in the final stages of development and these facilities will be open to residents as soon as possible.”

A spokesperson confirmed a contractor had been appointed to complete the pools but explained it was the contractor’s prerogative if they wished to be identified.

Currently the pools remain a supposedly operational construction site, although a CW investigation into the area suggested less than 20 workers were active across the whole development, which contains 13 pool sites.

In response to a query regarding the safety of having an active construction site in a residential area, Nakheel stated “the swimming pools at Discovery Gardens are surrounded by pre-cast walls, as well as barriers and clear warning signs to prevent entry.”

However, residents dispute the safety provision at the development. According to Aldendorff, the pools remained an open construction site until two weeks ago. “It was extremely dangerous. Over the last two weeks they’ve boarded up the entrances because kids were going in and playing in the pools,” he said. “A lot of people were complaining and we informed them about the safety issue months ago. It was suddenly in the last two weeks they boarded things up.”

Nakheel declined to comment on why this request was not previously acted upon or provide an estimated delivery date. A spokesperson confirmed the pools would be open to residents “in the coming months”.

Snakes in Discovery Garden.
It was late afternoon and my kids were playing among other kids in the area. Suddenly a snake on the grass, and then I noticed a dead rat too. I am telling you, I saw a snake in Discovery Garden Mediterranean, while I was watching my kids playing with other kids. It sad to say but tenants also neglect the area by not throwing their rubbish where supposed to. At the same time Nakheel has neglected to take care of the gardens. That is why rats are now in the area and snakes loves rats. Do the math here. Yes I really did see a snake in Discovery Garden. I am very scared for my kids. I been trying to call Nakheel but no answer. Please help me and let's all gather go to Nakheel and hopefully they will start taking care of the grass and trimming plants like they did before. What's the use of paying this expensive service charges? It's not worth it at all.

Discovery Gardens Status
I have a flat in Mogul, Discovery Gardens. It is a very terrible building. Mogul has been neglected totally by Nakheel for a reason which I would love to know. Isn't Mogul part of the vision? Sandy pools, dry plants and trees and cracks in ceilings make it a very dangerous area to live in if it is not repaired. There are also no lights at night, making it unsafe. One road only exists from Discovery Gardens and groceries are only found in Zen, as if Mogul is not part of Discovery Gardens! This is not acceptable and I hope that Nakheel can transform Mogul into the paradise I was promised.

Lies
Everything I've been told about Discovery Gardens before renting it were lies. Swimming pool is empty, maintenance is poor, AC is no good, and road networks are awful (a joke)!

Discovery Gardens - Another example of Nakheel "vision"
My wife and I moved into Discovery Gardens in July. The concept is lovely, the implementation of the plan, despicable. We walked into an apartment with a wall to wall crack in the living room, which took ages to fix (temporarily), an AC that was moody, water overlowing from the ceiling tiles, and the kitchen drains, to name a few. Add to that building "security", the poor guards who have to look after 7 buildings or so (yes,we ARE lying, since Nakheel will refute that claim, but then again, who are we to complain, just inconsequential tenants who pay for security and maintenance). The entrance door does not close unless physically pulled shut, lawns outside are totally unkept, 4 dead rats (and counting, near the lawns), and of course, the lovely swimming pools. I've heard of air-guitaring, guess now we need to learn air-swimming. Same story about DEWA and meters which fellow tenants have heard, and this too, from one of the senior managers who ended up visiting my building and assured me that my lift (which is moody too) ceiling lights would be covered and not left exposed, as the contractor was in the process of obtaining new covers....in July. Well,I could go on and on, but I think I can stop for now. Oh, and the best part, you actually receive a call 2 months after logging a maintenance call, from Nakheel Customer Care, to maintain quality control ;-) Cheers.

Nothing but a big scam
What else is left to say? No maintenance whatsoever, building construction more fragile than a lego, NOTHING works, EVERYTHING breaks! The gardens are now dying because of absolute lack of care, there is trash everywhere and even dead rats!!! It has been nothing but disappointment after disappointment... Not to mention our own exclusive SAND pool!!!

Ridiculous!
Yep, its extremely frustrating to have pools but not really !!. I have moved to DG in Feb. and like the rest of you, I havent seen a single operational pool yet. Basically, since its not something they can make money from, then they dont care about. its just ridiculous!. Also what about the parkings? Why the hell didnt they make the parkings for the residents only ? I have to walk for 15 min. if I come home after 11 (no parkings anywhere close to my building) Why couldnt they put barrier gates and provide access cards????? and if you even think of parking anywhere on the side of the road, even if its only for the night (not obstructing traffic), you will get a 1000 dhs fine. WUT THE HELL??? Security doesnt even exist.......I have only seen the guard in my building like 3 - 5 times since feb. (so much for sec.) Basically, what I also came to realise is that you should never rent/buy from any Nakheel property. I have seen a couple of apts in JLT , all done by other developers and they are finished to the smallest of details, unlike this crap we are living in.

With holding maintenance fees until Nakheel actually maintains!!!
Gosh! Garbage shoots not working. No security and broken security doors. Bust A/C and no one who wants to claim responsibility.Oh! And no pool. Did anyone notice how the residents tennis courts are now being rented to a coach.I thought this was residents use only.Is this not one of the reasons we pay such high maintenance costs?! Catch a wake up Nakheel and do away with the maintenance fees if you fail to maintain!

Amenities
A gym? Where are they? It's a shocker that none of the pools are ready. There are no proper green areas for children. Its not safe for them to be outside anyway as the surrounding roads are the circuit for the Dubai Grand Prix!

sudhin (Aug 20, 2009) United Arab Emirates

Discover This...
My wife and I rent a 1 bedroom in DC and I can't wait for our lease to expire. The gyms are a joke, their is NO security and the staff are useless. If it's built by nakheel, don't live in it.

Maintenance charges
This is very positive and I respect all comments, I appreciate if the authorities look into it and reduce charges as the landlord has invested to earn something not to loose.

Maintenance Charge
15 AED/sqft annual maintenance fees , Plus 10 AED/ Sqft for AC +security services 3000 AED a year. even after charging this huge amount what maintenance or security they are talking about. even if a bulb is not working in my house i have to get it done myself at my own cost. on top of it i hardly see any security in the area around. there had been number of thefts around, is the security sleeping? the balcony doors are so bad that they do not even close properly so any body can have a access to one's house specially on the ground floors. These charges are clear indications of looting. and yet Nakheel is at a loss. wow... wake up nakheel and start looking at your head counts along with the perks being given out in order to relive your customers who actually are the one's paying you.

Nakheel chrges
Dear all: Our probelm in diuscovery gardens is not the pool, it's the maintenance fees. we are requried to pay 15 AED/sqft annual maintenance fees , Plus 10 AED/ Sqft for AC +security services 3000 AED a year- I paid for one bedroom apparment almost 30,000 AED for one year while the rent of such unit now is 55K to 60K ??? please let us joint the effort and ask Nakheel to reduce the fees to 7 AED/ sqft inclusive.

Nakheel
I advise Nakheel to take a stock of all the properties which it has developed during the past few years & fix up the concern issues, before going ahead with new developments. Till date a major development like Dubai Intl.City. has no proper parking spaces for residents, no proper access to the main roads, leaking sewerage, etc & they promised big parks which cannot been seen till date.

LOL
HAHAHAHHAHAHAHHA ...Well, folks, that's the company that "put the the world's map on Dubai" and "they say you can't plant trees in the sea, and we say what next?"... or some other stupid similar slogans!!! This is a disgrace that a company of the size of Nakheel cannot build a handful of pools, or put together a decent property management group that can prevent such issues!!! Unfortunately, they are all about big ideas and zero execution... "Nakheel -- Where Vision Inspires Humanity"... yeah, a vision that does not include swimming pools ;)

AJ (Aug 18, 2009)
No dipping in disco
Nakheel do me a favour stop putting seemingly unlimited man hours into mowing the lawns at 9am on a Saturday and the constant trimming of those plants and finish my swimming pool!!

Disco shambles
I live in a Disco Gardens building that hasn't had a working front door for more than three months. The lifts have door issues too, they won't close. It would seem there is no one capable of fixing these minor annoyances, let alone finishing the actual development properly. And don't get me started on the district cooling scam...
