Report: UAE construction suffering the most in GCC

The construction industry in the UAE has been the worst hit in the GCC region by the global slowdown, with 29% of projects either put on hold or cancelled, according to a report by research house Proleads.

The study, based on a survey of more than 3,000 projects across the Gulf with an estimated total value in excess of US$1.5 trillion, showed considerable differences across the national markets.

The UAE retains the most valuable construction sector, valued at US$900 billion, but has had 147 projects cancelled or put on hold out of a total of 487.

“While some of Dubai’s ambitious plans are among the UAE projects that have been dropped, the Proleads database shows a continuing high level of activity in the emirates which would be the envy of many economies elsewhere,” said Cityscape group director Chris Spiller, who commissioned the report.

Coming in a close second to the UAE in terms of project postponements and calculations is Bahrain, with 27% of projects facing an uncertain future. Qatar, meanwhile, appears the most confident market with just seven projects off the table, representing 5% of the total.

Meanwhile, the report says no projects in Oman have been cancelled and just 8% are on hold. In terms of total projects, KSA is the largest market, with 442 projects still proceeding and a 19% cancellation and postponement rate.

Change policies
The government has to change their policies on free hold ownerships so that the real owner can be more confident in making long term plans and commitment. Also the developers has to concentrate on making more affordable properties for the middle income groups rather than just making ultra luxury buildings.

Construction in UAE means high rise residential-commercial building,villas,appartments and labour camps causes significant demand-supply GAP since only 20% population are the real owner of these properties and the rest are tenants. Government should creat market by revising policy of FREEHOLD property to expatiates and also revise business ownership,and labour laws to boost real estate market.

the best time in UAE construction industry is gone.....now the construction industry is subsiding and will stablize....also dubai has lot of negativities when it come to owning of property,religious freedom,political freedom....why should an investor invest in Dubai with such risk factors...

UAE's recovery from recession
One of the Worlds best economists who I feel is His Highness Sheikh Mohammed bin Rashid Al Maktoum who has built-up Dubai to its present status, would have already made plans to recover at the same pace. I wish him all success.

New Projects?
It's OK looking at cancelled or on hold projects, but to my knowledge the place that is promoting new projects at the moment is Abu Dhabi.

Situation will definitely improve ...... by mid of 2010
Gradual increase in oil price as well as restoration of financial crisis, situation may definitely improve. Can the study highlight some thing on improvement in the situation ?

Dubai projects dropped
Please wait and see, Yes the present situation views so that the financial trend not favorable. The effect among projects are mostly facility management construction . The construction for essential commodities have to continue for example the construction related to water and electricity like IWPP Independent water & power projects have continue, also road construction. I think one by one the need will take its own way and we the situation will improve. Thank you.
