MAF Dalkia: Value in outsourcing soft services

Better for specialised contractors to concentrate on soft services

There is more value to outsourcing soft services to specialized companies confirmed Francisco Ramalheira, general manager, MAF Dalkia Bahrain, in a recent interview with fmME.

Following the contract win for FM services at the Arcapita Bank HQ in Bahrain earlier this year, the company provided the multi-technical services for air-conditioning, electrical, plumbing, building management system, lifts, and generators and the management of soft services such as cleaning and landscaping in the building. Ramalheira said that over the duration of the project, it was found that the outsourcing of soft services proved more valuable.

“MAF Dalkia is a multi-technical company. Within this framework all of our services are self-delivered in house. Arcapita is a hybrid, where all hard services are done in house and where the soft services are outsourced. We trust the added value MAF Dalkia brings to the clients is are mainly related to Energy Management and the assets management life cycle based on over 75 years of Dalkia worldwide experience," said Ramalheira.

"Of course we guarantee to our clients the total solution the overall costs being a TFM player in the marketplace. We believe that specialized soft services companies are complementary to MAF Dalkia, adding value based on their core business to our clients. We have to recognize that they are structured in a different way since they are very labour intensive.”

Ramalheira said that it was often better to have soft services executed by a company whose business was dedicated to that.

“When the project demands, you can either assume a managerial role over subcontracted soft services providers or you can partner with them. Both have advantages and disadvantages; looking at the market, unless you are speaking about a strategic contract, the preference is to opt for the first and propose that to your client.”
