A Business Bay commercial development that boasts the highest number of elevators in a single tower aside from the Burj Khalifa, together with what is claimed to be a comparable level of service and facilities, has appointed a new property-management company.

The boutique real-estate investment, development and management company H&H Investment and Development will inherit and manage the concept of business-oriented services for U-Bora Tower, it has been announced.

U-Bora Tower has a built-up area of 168,898m2 and is 263m high, with 60 storeys and 1,950 parking spaces.

Shahab Lutfi, CEO of H&H Investment and Development, said: “Our company ethos is ‘development is creation’, and this extends across all our services, from the full-scale development of projects to their management and design.

U-Bora Tower provides a level of services “only seen in the Burj Khalifa or five-star hotels,” said Lutfi, which allow multinational and local businesses “the luxury of operating in an environment where they know that the details are taken care of in a creative and capable manner.”

U-Bora Tower was designed by Aedas under the single ownership of Midas REF (Real Estate Fund), an investment trust fund.

The property was delivered to the real estate market in early 2011, despite the unsettled property sector, and is currently in full operation.

With business convenience top of mind, the tower has a total of 26 elevators – the highest number of elevators in a single tower in the UAE aside from the Burj Khalifa. In addition, the elevators travel between 4m/s and 8m/s, making them also the fastest lifts outside of Burj Khalifa.

The property also features high-quality granite floorings, a lobby with a 28m-high ceiling and fully-fitted office spaces with raised floors, suspended ceilings and pre-fitted carpets, lighting and air-con.

The pre-fitting of all set-up requirements is another business-friendly feature that aims to save companies’ set-up time and reduce the costs of furnishing an office.

U-Bora Tower provides a host of special services, including shuttle buses to Metro stations and Dubai Mall, airport pick-ups and drop offs, hotel-style concierge services, VIP protocol and standard services such as 24-hour high maintenance, in addition to restaurants, cafes, supermarkets and sandwich shops.

Established in 2007, H&H Investment and Development currently manages a $500m portfolio of cumulative assets that translates into 278,709m2 of leasable space. The company is currently focusing on hotel and retail development, with upcoming projects in Al Wasl and Jumeirah, and is fast-becoming a 'go-to' specialist for the interior design of private villas.

U-Bora Tower is located in the Business Bay area of Dubai, overlooking the Burj Khalifa. The tower offers large floor plates, up to 1,597m2 to accommodate large corporations and multinational companies, but also caters to small and medium companies looking for offices from 74m2 to 185.8m2.
