Zayed Sports City delivers first residential phase
Turner & Townsend completes role as cost manager for Rihan Heights
Rihan Heights, the first residential phase in the re-development of the Zayed Sports City in Abu Dhabi, has been completed, delivering five luxury residential towers overlooking the waterfront and Sheikh Zayed Grand Mosque.
Designed by architects SMC Alsop, Rihan Heights comprises 854 apartments and 14 villas.
Ray Thorpe, director at Turner & Townsend, which has just completed the cost management for the development, said: “It is an honour for Turner & Townsend to be involved in this major project which will radically transform Abu Dhabi Island.
“Any project of this scale proves challenging and it is a credit to the teams involved that we have formed such fantastic working relations with the development team over the past four years.”
The construction consultancy was appointed to undertake the cost management role in 2008 by Capitala - a joint venture between Mubadala and CapitaLand, one of the largest Asian real estate companies.
Thorpe continued: “For Turner & Townsend’s part, our on-going cost management services and risk advice have helped to safeguard our clients’ commercial position, and ensured that the first phase of the project, Rihan Heights, provided a return on capital and was delivered within budget.”
For this specific project, the firm provided tender and contract documents, cost planning, value engineering and post-contract administration throughout the planning and construction process.
The consultancy has also provided a commercial masterplan for the overall project and will continue to monitor site-wide infrastructure planning throughout the development process.
Currently the United Arab Emirate’s premier sports and entertainment centre, Zayed Sports City is set to be transformed into a modern and fully integrated mixed-use facility containing sports venues, hotels, schools, luxury apartments, retail outlets and recreational parks.
