Grand Boulevard to showcase Burj view

Emaar Properties plans to highlight the views of the Burj Dubai by emulating some of the world's most elaborate boulevards.

Emaar Properties plans to highlight the views of the Burj Dubai by emulating some of the world's most elaborate boulevards.

The master developer will build a twin-tower residential complex on Burj Dubai Boulevard to "maximise views" of the world's tallest building, company officials said this week. The project will include a cinema, two levels of shops, five levels of parking and extensive leisure facilities.

The design is similar to commercial and residential plans in major US and European cities that direct attention to their most important landmarks.

The Grand Boulevard comprises 69- and 22-storey towers designed through a collaboration of the Chicago office of Burj Dubai designer Adrian Smith, Gordon Gill Architecture LLP, and local architects.

Planners want to ensure that Burj Dubai remains the centrepiece of the 200,000m2 development site, and have carefully laid out smaller projects around the world's tallest building to enhance its place in downtown Dubai. The double-storeyed height of the duplex units and large terraces will ensure full-height
views of the tower.

Saif Al Mansouri, sales director of Emaar Properties, said the Grand Boulevard properties would also be "path-breaking" in terms of energy efficiency.

All bedrooms on the Burj Dubai Boulevard side have terraces and are shaded for most of the day.

"Apart from maximising the views of Burj Dubai through its spectacular design, The Grand Boulevard's design is also path-breaking in terms of energy efficiency," Al Mansouri said. "This highlights Emaar's commitment to the Green Dubai vision to make our developments energy efficient and partner in the sustainable development initiatives of the government."

The Grand Boulevard has an extensive array of indoor amenities including a fully-equipped gymnasium, children's play areas, multimedia room, business centre, game room and lounge areas. Outdoor facilities include a sculptural amphitheatre with framed views of Burj Dubai, swimming pools for adults and children, multi-sports area and landscaped areas.
