Case study: Dubai Marina Towers' 26% energy savings

Stuart Harrison, technical director of Emrill Services, explains how the company achieved 26% energy savings at Dubai Marina Towers through an EPC scheme

Emrill Services is a UAE-based energy and facilities management company that provides, among others, energy performance contracting (EPC) services. 

The firm's flagship EPC project has been the Dubai Marina Towers, where initial work started in 2015, with energy savings of 25% anticipated at the time. 

In the last 12 months, the EPC scheme has surpassed forecasts and delivered average energy savings of 26%. 

Stuart Harrison, technical director at Emrill Services, reveals the company's programme to achieve these energy savings. 

"As the towers are located in a premium residential area, it was important for Emrill to work in harmony with the site team and owners' association to ensure seamless project results," he tells ConstructionWeekOnline.

"The Dubai Marina Towers were fully occupied at the time, so careful planning was required to prevent loss of comfort or facility to residents during the installation and commissioning phases. 

"Emrill successfully designed and implemented a new building management system (BMS), along with replacement smart sensors and intelligent control equipment. 

"As part of a fully customised controls strategy, the upgrade work allowed intensive monitoring and controlling of the entire HVAC system, providing greater responsiveness to prevailing weather conditions and fluctuations in building and tenant demand.

"The hybrid BMS also optimised the size of equipment operating concurrently."

Harrison says Emrill's contract also included "a range of energy efficiency upgrades".

He continues: "[This covered] chiller controls; chilled water pumping; BMS; AHU [air handling unit] and VFD [variable frequency drive] control; and heat recovery wheel works, as well as changes to various de-humidification cooling and lighting systems.

"The project was completed and handed over to the client in March 2016, and ever since, Emrill has continued to oversee the management and improvement of these new systems, in cooperation with its specialist energy efficiency arm, Emrill Energy, and other partners."
