Ominyat will start handover of the Zaha Hadid designed The Opus in October, the company’s chief executive and founder said on Tuesday.

“We are on final civil inspection and civil defense inspections at the moment, and will be ready for handover in the next four to five weeks,“ Mahdi Amjad, founder and CEO of Omniyat, told Construction Week during the Cityscape property exhibition. “The full building will now be handed over for fit out purposes.”

The hotel owner, Spain-based ME by Malia, has already received the hospitality units with the fit out contract awarded to Plafond.

The luxury, five-star hotel is expected to become a leading destination for entertainment in Dubai’s Business Bay district, spanning across 6,000 square feet of leasable area.

“We are scheduled to open the hotel by the fourth quarter of next year,” he said, adding that it will host a wide range of F&B outlets which the developer has also begun leasing out.

Most of the commercial units have now been sold while more than 60% of residential apartments have been bought out so far. The last batch, comprising 20 apartments, will be released for sales in Q4 2017.

“It’s a very unique property and we have been achieving some of the highest rates in downtown – the response has been great,” he added.

Initially breaking ground in 2008, The Opus has gone through several redesigns and a few challenges, with two elements – the façade and the bridge – creating the more complex aspects of the structure in completing the project.

The developer also announced that the build on its luxury One Palm development has topped out ahead of schedule, making it the tallest private residence on the Palm Jumeirah.

“The topping out of One Palm ahead of schedule is testament to our team and partners who have worked tirelessly to bring this incredible building to life,” Amjad said.

“From this point on we now look forward handing over the keys to our first customers and the official opening.”

Omniyat will award more than $544m (AED2bn) worth of contracts by the end of 2018 and will continue to award major contracts for several mixed-use developments in the coming year.
