Works on L-I-V Developers’ G+27 LIV Residence Dubai Marina project have moved to the main tower area, with construction of the three podium levels and four basement levels already completed.

The podium levels feature retail units, a lobby area, a swimming pool, a gym, and garden areas for residents, among other facilities and amenities.

L-I-V Developers director Ishan Khwaja told Construction Week: “120 days after completion of raft casting, we have now completed all levels of basements and podiums, and have now reached the main tower area.

“Construction progress for LIV Residence Dubai Marina is ahead of schedule, with a target of one floor every eight days on the tower levels. This has been crucial from the beginning of the project as we only launched sales after having achieved a healthy percentage of progress on the ground.”

Khwaja added: “Our partners, Naga Architects and MWM Studio, have been focused on efficient space planning, [design that maximise] water views, and fantastic finishes, which […] can be seen in our show apartment at our sales office.

“The show apartment allows our customers the opportunity to touch and feel the actual finishes that will be delivered.  L-I-V's entire concept has been one of tangible results, where the customer can go and see the actual construction progress at site moving along, and visit the sales centre to see the actual finishes, all within minutes and walking distance of our construction site.”

The developer also revealed that it has released the second phase of units in the residential tower, after Phase 1 sold out just six weeks after being launched.

The development features a mix of studios and one-, two-, and three-bedroom apartments and penthouses, and offers residents exclusive access to a private service beach.

According to the developer, the property comes with terraces and full-height glazing designed to maximise marina and sea views.

Construction of LIV Residence Dubai Marina started in Q3 2016 and is more than 20% complete. It is expected to be ready for delivery in Q2 2019, ahead of the Dubai Expo 2020.

DG Jones & Partners and Al Qabdah Global Building Contracting are the other parties working on the project.
