Dubai's Majid Al Futtaim unveils $3.8bn Tilal Al Ghaf

The 300ha project near Dubai Sports City will be developed in phases over 10 years, and feature 6,500 homes upon completion in 2027

Majid Al Futtaim has unveiled a $3.8bn (AED14bn) mixed-use community near Dubai Sports City. 

Tilal Al Ghaf will be developed in phases over a period of 10 years, featuring 6,500 freehold apartments, townhouses, bungalows, and luxury villas upon completion in 2027. 

The community will feature four neighbourhoods, with the first two, offered as part of the launch phase, named Serenity and Harmony.

Serenity comprises 40 five- and six-bedroom luxury villas, while Harmony features units ranging from single-storey bungalows to three-storey family villas.

Villas and bungalows are available in mid-range to luxury layouts, and some will feature personalisation options as well.


Technology will be a key part of the residences, which will include 'smart home' systems to control thermostat, lighting, room audio, and locks. 

The 300ha development will feature walkable neighbourhoods, in addition to 35.5ha of landscaped open space, 18km of walking trails, and 11km of cycling paths. 

Lagoon Al Ghaf, a 70,000m2 swimming lagoon, with 400m of beachfront, and 1.5km of waterfront, will also be a part of the project.


Additional facilities within the community include retail units, a boutique hotel, a healthcare clinic, a 2,000-student school, three nurseries, and recreational units overlooking Lagoon Al Ghaf, named The Hive, Club Hive, and Hive Park.

Tilal Al Ghaf will be Dubai's first community to be BREEAM-certified, Majid Al Futtaim said, adding that renewable energy would be extensively used in the residential and community features of the project. 

Additionally, recycling and composting will be promoted to reduce Tilal Al Ghaf's volume of waste sent to landfills.


Commenting on the project, Hawazen Esber, chief executive officer (CEO) of communities at Majid Al Futtaim – Properties, said: "Innovation and sustainability are central to the philosophy that underpins Tilal Al Ghaf.
