Phase 1 of Emaar South, a 7-square kilometre master-planned community located in Dubai South, is nearly 40% complete, a senior official from Emaar Properties said on Monday.
Developed across four phases, the project broke ground early last year with the first units ready to be handed over by the end of 2019.
“On average, looking at our building works, I would say we are between 30%-40% complete at the moment,” Fadi Shaher El Borno, general manager, joint ventures, Emaar Properties told Construction Week during a press tour of the site.
“Our target on some of the packages is to complete 80% [of Phase 1] by the end of the year,” he said.
“We currently have approximately 2.4 million square feet of GFA currently under construction and have launched several products to give a diverse offering to the market," El Borno added.
The general manager also said that the developer is planning to award a number of contracts this year, with several already ongoing.
“In terms of value of contracts, we have nine major contracts currently engaged, so you are talking about a value of just under AED1.5bn that is now under construction,” he said.
El Borno explained that eight main contracts - mainly building works - are currently being developed, which includes work on 1,800 units across different asset classes.
In regards to the construction of the project, deep and shallow infrastructure services and roads are ongoing, while a 132kv substation is currently under construction.
As part of the first phase, Emaar is building three major holes and a driving range for the 18-hole championship golf course located within the heart of the community.
The first golf course community, Golf Links, has already been launched, with 250 villas successfully sold and scheduled for delivery in the first half of 2020.
In terms of delivery, phase one of the project is expected to be completed by Q3 and Q4 of 2019, according to El Borno.
Urbana 1 tiered townhouse community will be handed over in the third quarter of 2019, while Urbana 2 and Urbana 3 homes are scheduled to be delivered by the end of 2019, in addition to the Golf Views apartments.
Emaar South will be built it in phases over an estimated 10-year timeframe. The project offers a mix of tiered townhomes, townhouses, villas, and apartments.
Phase 1 will include approximately 2,800 residential units of which approximately 1,800 has been launched in the market.
“Like any Emaar master development, we always support the product with major amenities, so you will find that within Phase 1 we are building a retail centre, which will have a supermarket, nurseries, bank, and all the necessities that a resident would need for day-to-day,” Al Borno said.
The development will also include hotels, schools, jogging and bicycling tracks, and a mosque that will be constructed soon, he added.
Located near Al Maktoum International Airport, Emaar South was launched in 2016 as part of a joint venture agreement between Emaar Properties and Dubai South.
